DSCR stands for debt service coverage ratio, and a DSCR loan is an investment-property mortgage that leans on the property's rent instead of your personal W-2 income to qualify the deal. That is why these loans keep showing up in investor conversations: they can help you scale when tax returns, business write-offs, or portfolio complexity make conventional underwriting slower or less forgiving.

How do DSCR loans work in the real world?

A DSCR loan usually starts with an appraiser or lender-approved market-rent analysis, not your tax return. The lender looks at the expected rent, the full housing payment, your credit score, liquidity, experience, entity structure, and down payment, then prices the loan around that risk package.

NASB says its DSCR program does not require personal income verification and can close in roughly 30 to 60 days. That makes the product attractive for investors who have strong assets but messy tax returns, self-employment income, or multiple LLCs. Why investors use DSCR loans instead of conventional mortgages

A conventional investment-property mortgage still tends to care more about your personal income, DTI, tax returns, and reserve profile. Fannie Mae's Selling Guide says investment-property transactions generally require six months of reserves in DU, which is workable for many investors but can be limiting when you are trying to scale quickly across multiple doors.

DSCR loans solve a different problem:

  • The property may be strong even if your personal tax returns look weak.
  • You may own enough rentals that conventional underwriting becomes cumbersome.

The exact answer changes by lender, but the current market is tighter than generic blog posts make it sound. NASB says borrowers need at least 20% down and a 680 minimum credit score to apply. Griffin Funding's Texas DSCR page says 15% down is possible in some scenarios, though 20% to 25% is more common, with a 620 minimum score and a typical target of 1.25+ DSCR. Easy Street Capital is more flexible on property cash flow, marketing no minimum DSCR and a 640 minimum score for its EasyRent product.

That range matters. It means there is no single "DSCR rulebook." There is a market convention, then there are lender overlays.

What do DSCR loan rates look like in 2026?

Advertised rate floors are currently spread wider than many investors expect. Griffin Funding's March 2026 update shows roughly 5.875% to 7.375% for qualified borrowers. Kiavi markets rental-loan rates as low as 6.5%. Easy Street Capital still advertises rates starting at 5.75% on its rental product page, while CoreVest's single-rental page starts at 8%.

That is the key lesson: "current DSCR rates" are not one number. They are a range driven by leverage, fico, DSCR ratio, points, property type, prepayment, and whether the rate you see is a teaser floor or a realistic execution price.

When is a DSCR loan a smart fit?

A DSCR loan usually makes the most sense when the deal cash flows, the borrower wants simplicity, and the opportunity cost of slow underwriting is high. That is especially true for:

  • Self-employed investors who aggressively write off income
  • Landlords buying inside LLCs
  • Investors adding properties fast enough that conventional friction becomes the bottleneck
  • Short-term-rental operators using lenders that underwrite market rent or special STR programs

The product is weaker when you have pristine W-2 income, strong DTI, and only a small portfolio. In that situation, a conventional investment-property loan may still give you cheaper debt if you can live with the documentation.
