Both of these are good books about somewhere else. Worth knowing before you buy:

• The Complete Guide to Property Investment — Rob Dix, writing about the United Kingdom. The goal-setting framework transfers; the financing, tax and tenancy chapters describe a different system entirely.
• From 0 to 130 Properties in 3.5 Years — Steve McKnight, writing about Australia. The cash-flow-over-appreciation argument transfers; negative gearing has no US equivalent.

Passive and syndication

• The Wealth Elevator — the most current book here on passive investing, written by someone who sponsors the deals it recommends. Weigh accordingly.
• Raising Private Capital — the same transaction from the sponsor's side, which is what an LP should understand.

How to sequence a reading list

The common mistake is staying at one level too long. After a foundation book, move in one of two directions: deeper into the strategy you have chosen, or sideways into a supporting skill — negotiation, tax, capital raising, or analysis. Reading a second general book teaches you very little the first did not.

Pair the reading with something you can act on: the calculators run the same models these books describe, the glossary defines the terms they assume, and the rental property guide and fix-and-flip guide cover the execution.
